4. House hunting to closing? Plan for at least 3–4 months.
5. Your monthly payment can increase over time with rising taxes or insurance.
6. Updated kitchens are great—but check the roof, plumbing, and HVAC too.
7. You can negotiate for the seller to cover your closing costs—and I help clients do it all the time.
8. Just because you’re approved for more doesn’t mean you should spend more.
9. New homeowners are often targeted by scams. Always confirm before wiring funds.
10. A lower rate with higher fees could cost more in the long run. Know the full picture.
11. Local first-time buyer programs exist—you just have to know where to look.
12. First mortgage payment skips a month. Close in July, pay in September = a nice breather in case you are still paying rent.
